Every Dubai rental contract should include these sections. Missing any? Request amendments before signing.
1. Header & Property Details
Includes: Property address with Dubai municipality reference, unit number, property classification (villa/apartment), total area, number of bedrooms/bathrooms
Why important: Ensures both parties agree on exact property being leased. Prevents disputes about which unit or villa
2. Parties to the Contract
Includes: Tenant: full name, nationality, ID number, contact. Landlord: full name, nationality, ID number, contact, property registration number
Why important: Legal identification. Ensures leases are enforceable and disputes can be resolved
3. Rent & Payment Terms
Includes: Annual/monthly rent amount, due date each month/year, payment method (check, bank transfer, card), late payment penalties, currency
Why important: Prevents payment disputes. Clarifies exactly what's owed and when
4. Lease Duration
Includes: Start date (when tenant takes possession), end date, renewal options, notice period (default 90 days if not specified)
Why important: Legal binding term. Protects both parties on lease length and renewal obligations
5. Security Deposit
Includes: Amount (max 5-10% of annual rent), which bank it's held in, when/how it's returned (within 30 days of lease end), deductions allowed
Why important: Protects both: tenant knows deposit is protected in a bank, landlord has collateral for damages
6. Utilities & Service Charges
Includes: Who pays DEWA (electricity/water), internet, maintenance, common area charges. Whether included in rent or separate bills
Why important: Huge source of disputes. Must be crystal clear who pays what
7. Maintenance & Repairs
Includes: Landlord responsible for: structure, major systems (plumbing, electrical, AC), common areas. Tenant responsible for: minor damage, decorating
Why important: Prevents landlords from making tenants pay for major repairs they're not liable for
8. Tenant Obligations
Includes: Rules on: subletting (usually prohibited), pets (yes/no), guests, noise, alterations, smoking, party restrictions. Penalties for breach
Why important: Sets expectations. Unreasonable clauses (e.g., 'no overnight guests') may not be enforceable
9. Renewal & Termination
Includes: How renewal works, notice period (90 days default), new lease terms proposed by landlord, procedure if either party wants to end
Why important: Clarifies what happens when lease expires. Default 90 days applies if missing
